How Much Does an ESA Letter Cost?
Real 2026 pricing across the industry, what's included at each level, and a calculator to see what pet rent is quietly costing you.
The honest market range
A legitimate ESA letter — one issued after a real evaluation by a licensed mental health professional — typically costs $100–$200 through a telehealth platform in 2026. If you already see a therapist, ask them first: many include the letter in a normal session. Anything under ~$50 promising "instant approval" is almost always a letter mill whose documents landlords increasingly reject.
| Option | Typical 2026 cost | What you get |
|---|---|---|
| Your existing therapist | $0–$100 | Often included in a regular session, if they offer it |
| MyPetESA Standard | $149 | Live evaluation, signed letter, verification support |
| MyPetESA Priority | $199 | Everything in Standard + fastest scheduling, printed copy |
| MyPetESA Renewal | $99 | Streamlined re-evaluation for returning clients |
| “Instant letter” sites | $30–$80 | No evaluation — high rejection risk, no refund |

Enter your monthly pet rent to see what it costs over time — fees a valid ESA accommodation typically waives.
- $600
- Paid over 1 year
- $1,800
- Over a 3-year stay
Estimate only. Under the Fair Housing Act, pet rent, pet fees, and pet deposits are generally waived for an approved emotional support animal; you remain responsible for actual damage. Approval is determined by your clinician and housing provider.
What your fee actually pays for
- A 20–30 minute clinical evaluation with a professional licensed in your state.
- A signed letter on clinician letterhead with license number — the format landlords verify.
- Landlord verification support for as long as your letter is valid.
- The refund guarantee: if you don’t qualify, you pay nothing.
Ways to keep the cost down
Veterans and active service members: ask our support team about veteran pricing before your assessment — see our veterans page. HSA/FSA: we accept HSA and FSA cards, and can provide a receipt for reimbursement (eligibility varies by plan). Renewing? Returning clients pay $99, not full price — details on our renewal page.
The cost of going cheap
A $40 instant letter that your landlord rejects costs more than $0 — it costs the fee, the pet deposit you were trying to avoid, and sometimes the apartment. Our scam-spotting guide shows exactly what to look for before paying anyone, including us.
