ESA Letter Renewal
A freshly dated letter for your new lease or annual housing review — streamlined, discounted, and done in days.
- $99 flat — never automatic
- Streamlined 15-minute session
- Full refund if not approved
Why letters get renewed
Federal law sets no expiration date on ESA letters — but housing practice does. Most landlords and university housing offices expect documentation issued within the past 12 months, and HUD’s "reliable documentation" standard favors current letters. A renewal confirms your ongoing need with a quick follow-up evaluation and gives you a freshly dated document.
When to renew
30–60 days before your lease renewal or a planned move.
Each academic year if you live in college housing.
Any time your landlord requests updated documentation.
How the renewal works
Returning clients book a streamlined session — typically about 15 minutes — with a licensed clinician in their state. If your clinician confirms your continuing need, your freshly dated letter arrives within 24–48 hours. The 30-day rule states (AR, CA, IA, LA, MT) apply their timeline to renewals too when you’re establishing care with a new provider; we’ll flag it upfront if it affects you.
Renewed elsewhere originally?
Welcome — clients from other services renew with us constantly, often after an "instant letter" failed verification. Your first evaluation with us runs as a standard evaluation ($149), and every renewal after that is $99. See our full renewal guide for the deeper details.
